Conveyancing & HIPs Recommendations - 2009 & 2010

All these "thanks" emails (although one was a compliment slip) are genuine. We haven't corrected the grammar or punctuation.

We print each email off, frame a bunch of them together in A1 size frames, and then hang them in our meeting room.

Conveyancing;

If you're new to Conveyancingbrokers.co.uk we work in a similar way to a mortgage broker or insurance broker in our dealings with Solicitors.

In brief one firm of solicitors can be great one day and, depending upon the amount of work they have on, not so great the next day....

Hence our role is to manage the case load of each solicitor, so their service levels don't fall, and to make sure the solicitors stick to the fees you'll see on the Quik Quote pages. ie. none of the nasty extra's the Online firms tend to add on.

We also go out of our way to support our clients, when needed, in their day to day dealings with their solicitor.

In a nutshell we offer you the security that if the solicitor starts to mess about that you have someone on your side who has the "clout" to be able to move things along on your behalf.

This isn't neccessarily a great one because I was irritated at the time. One of my colleagues sent out an email & I was unhappy at the grammar used. I emailed the client to apologise & we received the following;

I agree there were a couple of syntax or grammatical errors, however, the service and advice I received was excellent and well received.

This chap was a conveyancing client having a bit of a headache with the solicitor. We (me this time) introduced our size 10 & a half feet and spoke to the lawyer. We then received the following email from the client;

You could reasonably argue this isn't a real "thanks"email because the chap called in to say thank you... but Emilie (in our office) emailed me the following;

I just got a phonecall from a Mr Archer one of our HIP clients saying how chuffed he was with the service and he wanted to tell me personally by phonecall :D

Also, I am chasing all HIPs this morning so you best be happy later on !

This chap ordered a HIP & then cancelled it, unfortunately. You could say he laid it on a bit thick to make sure his money was returned (which it would have been of course) but it was still nice to receive;

I would therefore like to cancel the instruction.

I would appreciate it if this could be done and my money refunded as when I used you recently for my other sale I was most impressed and we will definitely be using you again for the conveyancing on this sale (when it sells!). Many thanks for quick response.

We provide HIPs for a PLC and we've had to (thank you very much Margaret Beckett) work on the new PIQ's (Property Information Questionnaire) for all our introducers. When we emailed through the branded PIQ for these chaps we received the following reply;
