Conveyancing;
If you're new to Conveyancingbrokers.co.uk we work in a similar way to a mortgage broker or insurance broker in our dealings with Solicitors.
In brief one firm of solicitors can be great one day and, depending upon the amount of work they have on, not so great the next day....
Hence our role is to manage the case load of each solicitor, so their service levels don't fall, and to make sure the solicitors stick to the fees you'll see on the Quik Quote pages. ie. none of the nasty extra's the Online firms tend to add on.
We also go out of our way to support our clients, when needed, in their day to day dealings with their solicitor.
In a nutshell we offer you the security that if the solicitor starts to mess about that you have someone on your side who has the "clout" to be able to move things along on your behalf.
Home Information Packs (HIP's);
From the HIPs perspective we do these beasties "in house" and have had a few nice comments pointed in our direction, too.
As stated on other pages we're regulated by the HIP Code & carry £2million in Indemnity Insurance. As a Limited Company we've been trading for a smidge under 3 years.
Recommendations;
All these "thanks" emails (although one was a compliment slip) are genuine. We haven't corrected grammar, spelling or punctuation.
It's always appreciated when the following emails hit our desks............
We completed a HIP a couple of months ago for this young lady & she's since contacted us to carry out the conveyancing. The email went as follows;
Thank you, I have recommended your company to a few friends in need of the services you provide. My partner will also be contacting yourselves regarding his HIP pack.

May 2008 (PS. the funny thing about this is that we were sent the lady's email via the solicitors assistant & he'd prefixed it by saying, "she loves you kev !"... which I thought was pretty funny).
Another lady HIP client. The body of the email related to a headache with her Estate Agent... but the "PS." read as follows;
My parents are on the point of placing their flat on the market and when they have decided to do so, I will be recommending your company as you have been most efficient.

Hi
Just wanted to thank you for the efforts you made in producing our HIP
and getting it to us by this date. I received your phone message, but
not until we came back from holiday (after passing the HIP to our buyers
solicitors) as for some reason the message never came up on my phone as
being a new one. So I do recognise the extra mile you went for us!
We very much appreciate this and have in fact recommended yourselves to
two of our friends so far as we thought the service was excellent.

This lady was from an Estate Agent. We emailed the EPC part of the clients HIP and provided them with an Update. Katy (at our end) subsequently received the following email;
Good morning Katy, Thank you for your very quick response in providing me with all the information I needed. It's a shame that everyone doesn't work as quick as you and I but never mind ! Thank you again and we will do all we can to get it sold.

We organised this lady's HIP & emailed it through.... She then emailed back a couple of weeks later with a querry about the Water Search. The chaps in the office bounced it to me & I answered the question.
This lady works for a Chocolate company (www.whitakerschocolates.com) & two weeks later we received two boxes of chocolates and the following Compliment slip;

This lady phoned for a quote for conveyancing & a HIP. She used us for the HIP but said she was using someone else for the conveyancing (lots of our clients do this). I asked about the costs she'd been quoted and was told we'd been well undercut. Which I politely querried. Three days later I got the following email;

Thanks for the advice re; small print. I have looked into it and discovered they are cheeky monkeys and also expensive !!! As a result I went back to your site to get a quote and lo and behold as you predicted you are much cheaper. Many thanks for the advice !!!!

I've been ringing around comparing quotes and it's sooo refreshing to see a company that clearly states that they have no hidden extra's and that the price they quote is what you pay - WELL DONE you guys. I will most certainly be recommending you to friends, colleagues and even my estate agent who works on the same principles.

I was aimlessly reading the SUNDAY EXPRESS (my car windscreen had just been smashed) and came across the following text on our HIP service which cheared me up considerably ;
THE PHONE WAS ANSWERED WITHIN 2 SECONDS. THE ADVISER WAS VERY POLITE.... HE WAS VERY KNOWLEDGEABLE ABOUT HIS PRODUCT & WENT INTO GREAT DETAIL ABOUT THE HIP..... THIS CHAP EXPLAINED THE SITUATION RELATIVELY CLEARLY & CONCISELY.... THIS WAS THE CHEAPEST HIP WE FOUND....

This chap was buying a "Buy 2 Let" investment property and unfortunately one of our Solicitors (who are usually very good) decided to charge this gent a surcharge for dealing with his mortgage lender (which we don't allow them to do)..... Hence we subsequently got involved & got Roy a rebate.
It is very kind of you to help in this matter. I am feeling much more positive about online conveyancing.
If we buy or sell property in the future we will definitely contact you again !

This lady writes an online "blog" and when she called us she was a little sceptical about a few of the "online firms" hence it made my day when she emailed (she's a very nice lady anyway) the following;

We have finally Exchanged contracts today, completing next Thursday.... "X" acted for us and she is very good, she seemed to be the most active of all the law firms in the chain..... I am buying another property in the same area and selling my own house so I will be using her again, that's proof of good service!!

I am happy with the service of X, therefore many thanks for all your help. Meanwhile, I will certainly give your name to my friends if they need a broker.

We organised a Remortgage for an Irish client on an English property and we received the following comments;
I just wanted to let you know how pleased we were with the service offered by your solicitors. Once they started working on our case they turned it around within 5 days, as promised. James worked on the case and provided an excellent service, including a transfer of equity (which wasn't anticipated) within that timeframe.

The following text appeared at the bottom of one of our Instruction forms and reads as follows;
I used you last November to buy Brook Gardens through your solicitors. They gave an excellent service and I was hoping we could use them again.

Sometimes recommendations are like buses.... We get people saying thanks, over the phone, but it's not often they then go out of their way to say "thanks" in writing, too.
The following email & the one below materialised on the same day....
We finally exchanged on Friday - hooray!
Just wanted to say "THANKS VERY MUCH" to you and your team for
sorting this all out for us - it was really appreciated. I think your
service was extremely high and efficient and communication was second
to none. Once again, thanks for all your help.
I now need to sell my current house and so will hopefully be using you
as my conveyancers again ....
The second email reads as follows;

Reply; Hi Tim, If you contact Jon at Conveyancingbrokers. This company did a fantastic job and saved me around £900 on using a local solicitors. You can also go on their website and get a simple quote. But speak to Jon as he's really helpful.
