HIPs and Conveyancing package

Getting the solicitor to prepare the paperwork, prior to gaining a buyer, is a way of speeding up the process when you subsequently "sell". There are no additional costs involved in being prepared.

Generally all solicitors will ask for an "on account" payment to carry out your conveyancing. The figures tend to vary between £100 to £250.00. Hence within our package you're buying the HIP at a reduced price, getting a very competitive price for the conveyancing and only have to make one initial payment.

It's also easier for us to act as a conduit between yourself and the Solicitor (forwarding the HIP, answering any queries etc). There's more continuity, less headaches to overcome & it makes the process smoother.

Alternatively if you use another HIP provider and "then" search for a different solicitor when you find a buyer you'll generally have to spend extra monies to the pay the solicitors "on account" fees... It's usually a more expensive process & involves more hassle doing things this way.

Hence the costs for our HIP & Conveyancing Package are;

Freehold

The Freehold HIP is £169 + VAT (£198.58) & the Conveyancing is £269 + VAT and disbursements (£351.33).

The total cost (ie. initial payment, VAT, Disbursements etc) is £549.91

However you'll only be asked to pay for the HIP plus an "on account" payment for the Conveyancing of £75.00.

Hence the amount payable, on instruction, to carry out the HIP and get the Conveyancing underway is £273.58.

These figures apply to properties under £300,000.

Leasehold

The Leasehold HIP is £194 + VAT (£227.95) & the Conveyancing is £344 + VAT and disbursements (£439.45).

The total cost (ie. initial payment, VAT, Disbursements) is £653.95

However you'll only be asked to pay for the HIP plus the "on account " payment for the Conveyancing of £75.00.

Hence the amount payable, on instruction, to carry out the HIP and get the Conveyancing underway is £302.95.

These figures apply to properties under £300,000.

Apart from the initial payment no further amount is required for the HIP or the Conveyancing. The remainder of the Conveyancing costs are payable from the proceeds of your Sale.

The Conveyancing is carried out on a "no completion - no fee basis". If the sale falls through your monies will be held on account until another buyer is found.

If you eventually decide not to sell your property the initial £75.00 charge will, unfortunately, be retained by the firm.
